When the government announced the release of a substantial tranche of development land under the 1H2021 Government Land Sales (GLS) programme, it included an 185,932 sq ft property alongside Lentor MRT Station on the list of confirmed locations.

Indeed, by the time the public tender for the GLS site closed in July 2021, it had received nine bids from a number of well-known property developers.

GuocoLand ultimately secured the site after submitting the best bid of $784.1 million, equating to a land rate of $1,204 psf per plot ratio (psf ppr). At $750 million ($1,152 psf ppr), the next highest bid was only 4.5% lower, and the disparities between subsequent bids were equally small.

GuocoLand has had the property for a little more than a year, and the developer is preparing for the new construction to debut in September. Lentor Modern will be the only integrated development in the near vicinity of Lentor.

Lentor Modern will comprise 605 residential units above a 96,000 sq ft commercial ground-floor podium, according to GuocoLand. The commercial options at Lentor Modern will feature a 12,000 square foot supermarket and a 10,000 square foot daycare center.

Given that Amo Residence on Ang Mo Kio Avenue 1 sold 98% of its 372 apartments last month for a median price of $2,110 psf, the market expects Lentor Modern to command a premium as an integrated complex.

Lentor Modern is the government’s sole integrated development site released as part of the land sales program to date.

Prior to Amo Residence, the most recent new development in Ang Mo Kio was Panorama, which debuted eight years ago. According to Lentor Modern, the latest new project in the region was the 421-unit freehold The Calrose in 2005 — 17 years ago.

Lentor Modern is crucial to the URA’s goal for the development of the Lentor area. The integrated development is meant to be a landmark and a gateway to the Lentor Hills Estate.

It will also be connected to the upcoming Hillock Park, a grassy hill that will serve as the neighborhood’s core green space and public park, as well as the focal point for other linear parks in the region. In accordance with the site’s development standards, the commercial ground-floor podium of Lentor Modern will include a variety of activity-generating uses such as stores, restaurants, and for entertainment, sports, and recreation.

Lentor Modern Public Plaza will be linked to the Thomson-East Coast Line’s Lentor MRT station.

These will front the majority of the public spaces and covered walkways around the flanks of the property facing Lentor Drive and Lentor Hills Road, adding to the overall vitality at street level. While the developer has not disclosed particular plans for the commercial component, it has a history of curating placemaking initiatives.

Guoco Tower, for example, is another integrated development in the Tanjong Pagar neighbourhood featuring a busy and inclusive public plaza. GuocoLand’s forthcoming Midtown Modern development in Bugis will also help with placemaking initiatives.

Because Lentor Modern is the only integrated development in the pipeline, buying interest from homeowners and investors is likely to be significant, boosted by the paucity of fresh launches and compelling development qualities in the area.
